Wornington Green’s Final Phase Approved: More Affordable Homes and a Revamped Community Space Are on the Way

The long-awaited final phase of Wornington Green’s regeneration will deliver 370 new homes, a bigger community centre, and a revitalized Athlone Gardens.

London’s housing crisis isn’t slowing down, but at least there’s some good news for North Kensington. The last phase of Wornington Green’s regeneration has officially been approved, promising hundreds of much-needed homes, a brand-new community hub, and a revamped green space. Peabody’s masterplan, given the green light by the Royal Borough of Kensington and Chelsea, will bring up to 370 new homes to the area, including more than 200 for social rent. That means more affordable housing for local residents, plus improved public spaces designed to bring the community together.

More Affordable Homes for North Kensington

The final stage of the Wornington Green project will add up to 370 new homes, with 208 designated for social rent. That’s great news for families on the council’s housing waiting list, as well as existing residents in need of better-quality housing.

Peabody’s vision for the area includes a mix of affordable and private homes, ensuring that North Kensington remains an inclusive community. This marks the last piece of a regeneration plan that has already delivered hundreds of homes over the past decade.

James McMylor, Regional Managing Director for Development at Peabody, emphasized the importance of this phase, stating, “This project will ultimately provide around 1,000 much-needed new homes for people of the Royal Borough, more than half of which are affordable.”

Housing isn’t the only thing on the agenda. Alongside the homes, this phase will introduce significant improvements to public spaces and community facilities.

A Bigger, Better Community Centre

The existing community centre has served as a vital gathering place for residents, but the new space will be bigger, better, and more accessible. Peabody has worked closely with local people and the council to ensure the new design meets the needs of the neighborhood.

It will sit between Portobello Road and Ladbroke Grove, creating a new link between two of West London’s most iconic streets. Whether you’re a long-time resident or new to the area, this space aims to be a hub for events, activities, and socializing.

Athlone Gardens Gets a Major Upgrade

The final phase of the project will also complete the transformation of Athlone Gardens, one of the area’s most cherished green spaces. The redesign will bring enhanced landscaping, better pedestrian access, and more spaces for relaxation and recreation.

The park has already seen upgrades, but this phase will solidify its place as the heart of the community. With improved walkways, seating areas, and greenery, residents will finally get the full benefit of a thoughtfully designed urban park.

A New Square, Market Space, and Better Connectivity

Beyond the housing and green spaces, Peabody’s plan includes several other community-focused enhancements:

  • A new neighborhood square and courtyard, creating a lively, central space for residents to gather.
  • A dedicated outdoor market space, perfect for pop-up stalls, community events, and small businesses.
  • Better pedestrian routes, improving walkability and connectivity between the different parts of the neighborhood.
  • Additional commercial spaces, encouraging local businesses to thrive in the area.

These elements aim to make Wornington Green a more welcoming, vibrant place to live. The development isn’t just about housing—it’s about creating a neighborhood that works for the people who call it home.

What’s Next for Wornington Green?

With planning permission now secured, Peabody is keen to move quickly on construction. The developer is eager to bring these homes and community enhancements to life as soon as possible.
